The James on Grand Avenue offers luxury rental apartments with a modern design. This line of Newbury Living apartments has 56 units and features a courtyard with artificial turf, outdoor fireplace, covered rooftop patio, fitness room and a first floor commons styled after fine hotels.

Bell Brothers provided the HVAC design build and plumbing for The James luxury rental apartments.
The goal of this project was to create and maintain a comfortable and healthy indoor climate. The commercial HVAC system we specified included 53 Friedrich VRP® variable refrigerant packages. We selected this system because of its ability to provide variable-speed cooling, low ambient heating and make-up air. The VRP system provides the building owners with an industry-leading, cost-effective system.
We also specified and installed 8 LG® inverter driven systems with energy recovery ventilators (ERVs). Seven LG single zone systems and one multi zone system serve various first floor guest suites, the wellness center and other common areas. Commercial HVAC systems use an ERV to draw clean, fresh air into the building and remove stale air. It also captures contaminants, pollutants, allergens and pollen. This helps ensure that the air entering The James is clean and healthy.
For the corridors and apartment level common areas , we installed three Carrier® all electric split system heat pumps with three all electric air handlers. In the climate-controlled parking garage, we incorporated a make-up air unit for the gas protection system.
In addition, our commercial team handled the plumbing for each of the living units and the common areas. Our team also provided the connections required for the building’s sprinkler system.
This project took 15 months to complete.
